Permitting across five different cities

San Marcos, Kyle, Wimberley, and Dripping Springs are each their own incorporated city with a separate building department. Driftwood is unincorporated. Five different authorities inside one service area, which is exactly the kind of detail that trips people up if nobody checks it for you.

San Marcos

The Hays County seat, with its own building department. Also the largest city in the county.

Kyle

An incorporated city with its own permitting process, one of the fastest-growing in the county.

Wimberley

Incorporated in 2000. Known for hillside and waterway protection ordinances that go beyond a standard building permit, worth checking early for properties near Cypress Creek or the Blanco River.

Dripping Springs

Incorporated, with its own building department and development ordinances that are notably stricter than many neighboring cities, including tree preservation rules that can affect site layout.

Driftwood

Unincorporated. Governed directly by the county rather than a city building department.

We confirm the specifics for your address before you commit. Requirements differ by city, and Wimberley and Dripping Springs in particular carry development standards beyond a typical building permit. We are not going to quote you a fee schedule off a website that may be out of date. We call the authority that actually governs your parcel and get the current answer.

Why the engineering matters here

Hill Country wind exposure and elevation are the reason to care about structural certification rather than taking a manufacturer's word for it.

PERGOLUX products were analyzed by Woodrock Engineering under the 2021 International Building Code and the 2020 Aluminum Design Manual, with a letter signed by John Kennedy, P.E. Freestanding units in an open wall configuration with louvers closed are certified to Ultimate Wind Speeds of 165 mph on select models. That is documentation you can hand a plans reviewer. Permitting questions

Straight answers about approvals in this area.

Do I need a permit for a pergola in Hays County?

It depends on which city your property is in. San Marcos, Kyle, Wimberley, and Dripping Springs each require a building permit for a permanent structure within their own city limits. Driftwood and other unincorporated areas are governed by the county instead. We confirm which authority applies to your specific address.

Does Wimberley or Dripping Springs have stricter rules than other cities?

Both have development ordinances that go beyond a typical building permit: Wimberley around hillside and waterway protection, Dripping Springs around tree preservation and site standards. Neither should block a properly planned pergola installation, but both are worth confirming early rather than assuming a standard permit covers everything.

Does a permit cover my HOA?

No. They are completely separate approvals. A building permit does not satisfy an HOA or deed restriction. Many subdivisions across Hays County have active architectural review. Check your deed before you order.

Can you handle the permitting for me?

We guide you through what is required and provide the engineering documentation the reviewer will ask for, including the stamped structural letter. The permit itself is issued to the property owner, and we cannot guarantee approval.
